INSPECTION AND WARRANTY SPECIALIST
As the Inspection and Warranty Specialist at Starbase Village, you will own the construction quality assurance and warranty program for housing and facilities. You will serve as the primary Facilities representative embedded in the Development phase, acting as a thought partner and quality advocate. You will proactively challenge designs, hold builders accountable, analyze systemic trends, and exercise independent judgment on matters of significant operational and financial impact.
RESPONSIBILITIES:
Own the construction quality assurance and warranty administration program, including strategy, standards, metrics, and continuous improvement
Serve as the primary Facilities representative embedded in the Development phase, acting as a thought leader and partner to Development and Construction
Proactively review designs and challenge the Development and Construction teams to identify potential issues early, preventing future warranty problems
Identify and address discrepancies between design intent and as-built conditions
Exercise independent judgment and significant autonomy in driving decisions that protect long-term facility performance and reduce future maintenance liability
Hold builders and vendors accountable for construction quality and warranty performance
Analyze trends and recurring deficiencies to drive systemic process, specification, or design improvement
Develop, revise, and enforce quality and inspection standards
Lead small-to-medium process improvement and special projects
Utilize site walks, punch walks, and system evaluations as tools to support program goals and verify compliance
Oversee warranty repairs from initiation through verified completion and maintain clear program documentation and reporting
BASIC QUALIFICATIONS:
High school diploma or equivalent certification
5+ years of progressive experience in building maintenance, construction, quality inspection, warranty administration, or facilities operations
PREFERRED SKILLS AND EXPERIENCE:
Bachelor’s degree in construction management, building science, facilities management, or related field
ICC Building Inspector certification or equivalent
Project or program management credential (e.g., PMP, CCM, or equivalent)
Demonstrated ownership of complex issues and cross-functional coordination
Proficient in residential building codes, including IRC, NEC, IPC, IMC, IECC, windstorm (TDI/TWIA), floodplain, and City of Brownsville amendments
Experience managing multi-family or large-scale warranty programs
Demonstrated experience exercising independent judgment and decision-making on matters involving quality standards, cost, schedule, or vendor performance
Ability to read and interpret construction drawings, specifications, and related technical documents
Strong ability to review designs, identify risks, and effectively challenge cross-functional stakeholders
Excellent written and verbal communication and influencing skills
Proven ability to own programs, prioritize effectively, and deliver results in a fast-paced environment
Proficiency with Microsoft Office and work order / database systems
ADDITIONAL REQUIREMENTS:
Valid driver’s license and ability to travel to project sites as needed
Schedule varies based on site operational needs, extended hours and weekends could be required; flexibility required
Typically exposed to work in extreme outdoor environments – heat, cold, rain
Work performed in an environment requiring exposure to fumes, odors, and noise
